In short

How do I track aging home inventory and carrying cost in a manufactured housing community?

WebRun pulls every home listed for sale in ManageAmerica each Monday, matches it to the accumulated lot rent, utility, and repair cost posted in QuickBooks, and logs an aging report to a Google Sheet sorted oldest first. Homes sitting more than 90 days are flagged, so your sales team prioritizes the inventory costing the most to hold.

  • Aged inventory gets flagged at 90 days instead of discovered at year end
  • Sales team sees carrying cost next to days on market every Monday
  • Pending sales are distinguished from active inventory automatically

Questions, answered

Does it change a home's list price based on how long it's sat?

No. WebRun only reports days on market and carrying cost. Any price change is a decision your sales team makes and enters in ManageAmerica directly.

What counts as carrying cost?

Lot rent, utilities, and any repair cost QuickBooks shows booked against the home while it sits vacant, matched by lot number to the listing in ManageAmerica.

What happens to a home once it has a pending sale?

It still appears on the report with its days on market, but flagged as pending, so your sales team can distinguish active inventory from homes already spoken for.

Put this on autopilot.
