Find embedded leases hiding in your vendor contracts

Every morning, WebRun reviews your contract intake log in Google Sheets for any newly uploaded vendor or service agreements, reads each for embedded lease indicators such as identified assets and control rights, flags potential embedded leases, logs the findings in Google Sheets, and alerts your lease accounting team in Slack so they can conduct a formal ASC 842 assessment in FinQuery.

In short

How do I automatically identify embedded leases in vendor contracts for ASC 842?

WebRun reviews your new vendor and service contracts each morning, scans each for ASC 842 embedded lease indicators such as an identified asset and control rights, scores the probability, cross-checks FinQuery so there are no duplicates, and flags potential embedded leases to your lease accounting team in Slack for formal assessment.

  • Potential embedded leases surfaced at contract intake, not at audit time
  • Duplicate review eliminated by cross-checking the FinQuery portfolio
  • Responsible reviewer tagged per flag for fast follow-through

Questions, answered

Will it add any contract to FinQuery as a lease automatically?

No. WebRun flags contracts for your lease accounting team to assess. Only your accountants make the formal determination and add a lease to FinQuery after reviewing the agreement.

What signals does it look for to identify an embedded lease?

It checks for an identified physical asset, the right to obtain substantially all of the asset's economic benefits, and the right to direct use of the asset during the contract term, the three-part test under ASC 842.

Can it handle contracts not in English?

Currently it works most reliably with English-language contracts. Contracts in other languages can be flagged for manual review rather than auto-scored if you prefer.
