In short

How do I track delinquent rent in AppFolio automatically?

Every morning, WebRun opens AppFolio and runs the Delinquency report, capturing each past-due tenant with their balance, days late, and late-fee status. It logs them to a Google Sheet and posts your team a Slack digest ranked by amount and age, so rent gets chased before small misses turn into evictions.

  • Past-due tenants surface every morning, not at month end
  • The largest and oldest balances get chased first
  • Nobody on a payment plan gets chased or double-charged

Questions, answered

Will it email tenants or charge late fees on its own?

No. WebRun only reads the AppFolio Delinquency report and posts an internal Slack digest. Emailing tenants, charging late fees, or starting an eviction stays with your team inside AppFolio.

How does it know who is late?

It runs the AppFolio Delinquency (as of) report each morning and reads each tenant's balance due and days late, then ranks them so the largest and oldest balances are chased first.

Does it track who already has a late fee?

Yes. It notes which delinquent tenants already carry a late fee or a payment plan, so your team does not double-charge or chase someone who is already arranged.

Put this on autopilot.

Turn it on in minutes - or have our team set it up for you.
